(215) 321-9662 FROM THE CED’S DESK The Official Publication of CAI New England Sticks and Stones A ttending my niece’s sixth birthday party, I saw kids running around and waving sticks without fear of injury or damage; talking freely about everything they liked and disliked, despite the disapproval of some party-goers. They offered their less-than-expert advice on a number of unrelated topics. And, during one brief exchange, I believe I even witnessed a little pushing. Not that I condone reckless behavior, inaccurate advice or violence, but I yearn for the days of being a six-year-old and acting without concern for liability or indemnity and the need for insurance. Insurance, risk management and the issues surrounding them for condominium associations, managers and owners has evolved into a complex and challenging labyrinth of twists and turns that change with global events, as well as everyday common occurrences. From coverage and exclusions to deductibles and limits, insurance requires the expertise of professionals to help guide associations and managers through a myriad of options. This issue of the magazine will provide a better understanding of the unique insurance issues facing community associations, professional managers and owners. The cover story will tackle the reality of a hardening insurance market that is predicted to bring higher premiums and stricter underwriting standards for community associations. And columns will address manager liability, homeowner insurance and disaster planning, as well as answer the insurance deductable question. This month’s directory also will provide resources for associations looking for the advice of industry professionals Insurance and risk management is a part of every community association and their operation and must be carefully considered and evaluated on a regular basis. The days of youthful sticks and stones are gone. And, as adults, names may also hurt you.
