different people in our office to do the best job for the client.” Among the condominium law experts at MSP is Susan M. Blum, an associate with the firm. With 20 years’ experience in real estate law, Blum was the head of the real estate department at her previous firm before joining MSP, where she now practices in the areas of landlordtenant law, condominium law and general real estate law. “We do it all,” she says. “Evictions, noisy dogs, restraining orders, collections — the whole gamut.” She fully endorses the concept of preventive law and often reviews association documents, making suggestions to avoid future liabilities. She recalls a case, for example, where parking issues were not fully defined. By helping to resolve that oversight before any more units were sold, she helped to increase their marketability. “In condominium law, you’re always problem-solving,” she points out. “You have to come up with creative solutions that satisfy everyone, and you have to get it done quickly.” And because so many of the issues that crop up require quick decisions, responsiveness is essential. “We’re very prompt,” she says. That was certainly the experience of Daly at Sutherland Village. “Dan dealt with anyone who called,” she says. “He was always available.” According to Polvere, “Our particular strength is in trying to see the big picture and communicating our position and the reasons for it.” Living in a condominium setting is different from living by oneself, and anything from not parking where one should to watering plants on an upstairs deck can cause resentments that build to angry confrontations. “We want people to know why they’re being asked to stop,” he says. “We don’t just whack people over the head. We make sure they understand that the reasons why we’re asking them to stop are good ones.” has handled have changed over the years. Foreclosures have become an issue again in today’s economy, and Polvere notes that “associations have to be diligent to protect their interests.” Advances in computerization have improved the process over that of the 1990s. “We can go online and do a quick title rundown — look at the mortgage, the deed and other filings, and get an immediate sense of the issues in the case,” he says. “We couldn’t do that 10 years ago.” where topics relevant to condominium law are discussed. Firm members also have been active in making positive changes to the law through CAI. They also give lectures and teach property managers and trustees through a variety of programs.
