MAINTENANCE by Richard T. Porter, P.E. Slabjacking to the Rescue A Cost-Effective Repair for Settling Concrete ettling concrete slabs can be a major expense to condominium associations. Uneven concrete surfaces become major liabilities when riddled with tripping hazards, leaving associations open to lawsuits. In fact, “$2 million is spent on ‘trip and fall’ litigation each year,” says Robin Kittle of Brown and Brown Insurance. Traditionally, repairing settling concrete consisted of tearing out and replacing the afflicted area; both an invasive and expensive option. This is especially true for applications where the concrete slabs are inside a building then injected through the holes, lifting the concrete from below. For traditional slabjacking, the injection grout is designed to resemble natural soil when it dries. This specialty material is ideal for regular concrete slabs, such as sidewalks, pool patios and interior floor slabs. It is not well suited for heavier applications, such as garage floors, warehouse floors or highway slabs. During the lifting process, the field technician closely monitors the slab elevation, as to carefully achieve the desired lift. After all the concrete is raised, the injection holes are cleaned up and filled most part, a slabjacking crew can lift a concrete sidewalk without having to restrict pedestrian access at all. The slabjacking equipment can be easily maneuvered around, greatly limiting the aggravation of construction activity to the community. In addition, for some applications, a “rip and replace” will destroy neatly landscaped areas around the concrete and this is an important consideration when comparing both methods, as landscaping costs alone can greatly impact the cost of a traditional replacement method. Fortunately, there is a cutting edge technology that offers a less invasive and more cost-effective solution to repairing settled concrete. This new process is called slabjacking, and it is a specialty technique that can be used to lift sunken concrete walkways, eliminate tripping hazards, raise pool patios and even lift industrial concrete slabs. The Slabjacking Solution The slabjacking process starts with drilling small holes at strategically placed locations. A specialty grout is with a cement grout. Once the work is finished, the concrete can immediately be used again. Slabjacking can be used to lift any concrete slab that is at least three inches thick and is in relatively sound condition. Slabs that are severely cracked or deteriorated cannot be lifted with the slabjacking process. It also is possible that a slab can crack when being lifted, depending on the original quality of the concrete. Concrete replacement can negatively impact the functionality of a property. Closed sidewalks greatly affect pedestrians with visual impairments and pose a liability for associations. The Departments of Transportation in multiple states have now approved a new high-tech slabjacking process using liquid polyurethane, sometimes referred to as polyjacking, for repairing sunken concrete highways slabs.
