President's Message WWW.CAINE.ORG FLYING THROUGH FALL AND WINTER A s I write this letter ahead of the September issue, it is 85 degrees outside, sunny and perfect weather for the middle of summer. Within a few short months we will be back into our New England fall, followed by our unpredictable winter. It is never too early to begin getting ready. As my brother used to say (a retired career Navy pilot), plan the flight and fly the plan. Pretty simple advice. Take the time to plan now for fall and winter and you will be on the proactive side of management and not the reactive. Fall has all the usual suspects-fall clean-ups, getting snow contracts finalized for the season, etc. Then there are the hidden tasks that can lead to big issues if not dealt with now. Examples include making sure residents keep their individual unit mechanical systems serviced and maintained at the right temperature if they are snowbirds-like so many are in New England-to simply shutting off outside water spigots and ensuring carport heaters are functioning for the common pipes usually above them. These are just a few examples and managers reading this month's message will be able to think of dozens more. These are little things that we all take for granted but when we leave them unchecked they can end up causing large problems, mainly a winter water loss. It is so easy to get all these items on a schedule to be addressed prior to the seasons beginning. This month's issue contains columns dealing with a broad range of fall/winter maintenance and planning tips we need to be on top of as we enter this next change of seasons.
