the board was able to show the savings that would be
realized through the incentives that were available and
the reduced electrical costs, that skepticism was quickly
allayed. "The savings have been incredible-everything
they said it was going to be!" says board member Mark
Raimondi, who was treasurer at the time.
In fact, the project was so successful, Raimondi asked
what RISE Engineering could do for Marina Point next.
The answer? Replace the eight heating boilers in the
complex's two towers with just two smaller units.
"The savings of running two boilers at 98% efficiency
versus eight-there are no words for it," Raimondi says.
"Once I got a hold of these guys, I didn't let them go!
They're phenomenal."
The board was so pleased, in fact, they replaced the
hot-water boilers and, while they were at it, overhauled
the street lighting, too. Now, not only does Marina Point
enjoy more energy-efficient, affordable lighting, heating,
and hot water, the association has also saved on maintenance, with no service calls required since the work was
done. "I haven't done a thing in two years," Raimondi
reveals. "Except save money."
WHAT'S NEXT? STRATEGIC ELECTRIFICATION
Based in Cranston, R.I., RISE Engineering serves properties primarily throughout Rhode Island, Massachusetts,
New Hampshire, and New York. Graziano expects that,
this year alone, his firm will install $30 to $35 million
worth of energy-efficiency improvements across its service territory. "It's a very, very popular program," he says.
According to Graziano, utility programs of the past
decade have focused on managing the growth in demand
for electricity. Today, something of a seismic shift is
occurring in the industry. As concern over the environmental impacts of energy production come to the fore,
the emphasis now is to encourage consumers actually to
use more electricity-especially when it is sourced from
renewable resources such as solar and wind.
For multifamily communities, "strategic electrification," as it is called in the trade, might involve replacing
an existing oil- or propane-fired heating plant with environmentally cleaner heat pumps that are installed in each
individual unit. "The technology has advanced greatly, so
they're far more efficient today than they were even ten
years ago and will work even in very cold climates," Graziano reveals. "We ourselves have converted thousands
of units over the last two to three years."
Among them is a unit at Cranberry Knoll Condominiums in Dennis, Mass., owned by Leslie Pirtle. She first
became interested in mini-split heat pumps when she
rented a cottage on Cape Cod and saw how quickly they
worked and how easy they were to operate. After some
research, she decided that, in spite of the upfront cost,
converting would be worthwhile in terms of efficiency

and savings. RISE Engineering provided the installation,
while Pirtle took advantage of incentives from the MassSAVE program available to Massachusetts residents.
She is pleased with the result. "I certainly would recommend this type of heating system," she says.
A PLUG FOR ELECTRIC CARS
A similar about-face is also occurring in the automotive
industry. According to NPR, the number of non-gas car
models shot up from two to 98 between 1997 and 2019-
and is projected to triple by 2025. "It's remarkable how
fast technology can change," says Graziano. "It's already
happened once, when we switched from horses to cars
within ten years. Most of what you read these days is
predicting the same thing is going to happen as electric
vehicles take over where gasoline-powered vehicles currently dominate."
What does that mean for condominium associations?
It means more opportunities for savings as major electric
utilities-particularly National Grid and Eversource in
Massachusetts-prepare for that change by providing
substantial incentives to property owners who wish
to install charging stations. That installation incurs
two kinds of costs: the charging station itself and the
infrastructure that delivers power from the panel to the
charging station location. Graziano reports that National
Grid, for example, will cover all costs associated with that
infrastructure, such as trenching, and crossing parking
lots and sidewalks. "It's a fair amount of work," he says.
He adds that, for multifamily properties, utilities might
also pay up to 75% of the cost of the station itself.
RISE Engineering can not only help with the installation of charging stations, its experts can also work with
property managers and board members to regulate how
the electricity is delivered. Available software allows
them to set different rates for residents and guests, for
example, or limit the time a vehicle may be left at the
station. "The bottom line is that we really see that electric-vehicle transportation is going to rapidly become
the norm-the only question is how quickly that's going
to happen," says Graziano. "In the meantime, this is
really the right time for condo associations to get ahead
of the curve by getting that infrastructure done on their
property while the incentives are as high as they are."
