Handling Bumps in the Road
CRANKY OWNERS
Every community has its share of unhappy owners -
people who are always unhappy about something,
and sometimes unhappy about everything. The
pandemic has created a lot more of them. "People
who have never been difficult before have become
difficult," Mike Previti, a senior manager at Peabody Properties, Inc., says. Residents have been
locked down for weeks, worried about the virus,
worried about their jobs, working from home,
and dealing with children who are being schooled
from home. "They are tired of wearing masks,
they are tired of social distancing," Previti says.
"They are frustrated. They get upset about anything and everything, and they lash out" at board
members, and managers, and other residents.
People who are spending most of their time
at home are also more likely to focus on small
problems they wouldn't have noticed when they
were spending eight hours or more in an office,
Sheila Spellman, AMS, director of condominiums
for First Realty Management Corp., AMO, agrees.
"They become a lot more persnickety," she says.
"It doesn't take much to aggravate them."
Conflicts between neighbors have become
more common as a result. "Mrs. Smith, who is
working from home, complains that the noise
from her neighbor, Mrs. Jones' radio is disturbing her. Mrs. Jones says she always listens to her
radio during the day." What does a manager do?
"We try to manage their expectations," Spellman
says, encouraging Mrs. Jones to recognize
Mrs. Smith's need to work, and encouraging
Mrs. Smith to recognize that Mrs. Jones should
be able to listen to her radio in the middle of the
day. "Sometimes people are wonderful about
this," Spellman says. "But sometimes they aren't."
WORKING WITH VENDORS
There are two challenges here, Previti says.
Scheduling work is the first. "Every vendor we
talk to is scattered," struggling to catch up with
work delayed or deferred by pandemic lockdowns. Even scheduling preventive maintenance
or small repairs can be a hair-pulling challenge
for managers, he says. The second challenge:
Overseeing vendors on site (if you can get them
there) and making sure they comply with a
laundry list of pandemic protocols covering
everything from wearing masks and maintaining
social distance to completing daily health checks
for workers and providing compliance documentation. "The pandemic has made everything we
do more difficult," Previti says.
