Grover also sees himself as a key
partner in a community's success.
Like Spellman, he takes time to build
relationships by working closely with
boards and committees of the five
properties he manages, for a total of
582 homes. He says he learns " the
backstories, the motives [of volunteers], and aims to foster teamwork. "
He says it is important to take time to
understand what motivates volunteers.
" There are many different reasons why
owners volunteer in their community.
Some reasons can be as simple as it's
how they were raised, to give back to
their community when possible, or they
could be a retiree looking for something
to do in a positive way, " Grover explains.
Another motivating factor he sees
is that " volunteers find it gratifying
to work on a project, like a special
garden or a commemoration for a
member who has passed away. "
" For those who purchase in a
condominium or homeowners association, many times they want to
see their investment hold its value
to either be sold later or passed
down through the family, " Grover
says. " Being involved in the community
and volunteering allows them the ability
to make sure that that is possible. "
According to Grover, " One of the
challenges commonly faced when
trying to gain volunteers is the board's
culture. If the board has a culture of inclusion and appreciation for the volunteers in the community, it's far easier to
get people to become involved because
they feel their efforts are valued and
make a difference. "

opposite, you often run into situations
where there are vacancies that can't
be filled because no one wants to participate. What then happens is that the
few volunteers that are engaged and
involved start to burn out and projects

from the committee level to support
the initiatives of the board. "
Grover believes that managing
homeowners' expectations is essential. He notes that " it's easy to manage
property and grounds. It's complicated
to manage relationships, but making
relationships work is key to success. "
In addition to understanding the
people in the community and building
relationships, Grover notes, like
Spellman, that " going out of the way
to publically recognize and thank volunteers " is crucial to retaining them.
A number of volunteers he works
with have received CAI awards, and
he is already thinking of nominees for
future awards.

" A solid community has a great
foundation of committee members and
board members, " states Grover. To help
achieve that foundation, he advises
board leaders to be respectful and open
to learning from each other. He adds,
" I've met amazing people along the
way. Not only have I had the pleasure to
work with them, but I've learned new
things, both personally and professionally, as well as built relationships that
have lasted beyond my time as the community's property manager. "
