The board of a self-managed association is held to the same standard as one with a professional manager. The board cannot assume that unit owners will take actions that protect them and their neighbors and minimize loss of life when a pandemic strikes. In fact, trustees are expected to make decisions that will protect the health and safety of unit owners and residents. But how should the board respond when an unexpected emergency like COVID-19 enters the picture?
