Management
When Making Time Is Saving Time

Regardless of your particular role,
if you operate within the condominium
and community association
world, you know that it can be difficult
to find the time to manage everything
that needs to be done. Below are some
thoughts on worthwhile activities for
different roles and how making time
can lead to saving time.
BOARD MEMBERS
Since your job is much easier if you
are well-informed, hopefully you
enjoyed the annual CAI New England
Condo Expo. If so, you know that
there were so many informative seminars
at this full-day event that it was
not possible to attend them all (some
ran concurrently). So, stay tuned to
CAI's announcements for upcoming
programs and webinars in the coming
months. If your board has a good
student type among its members or
someone who is retired or partiallyretired
and more flexible with

scheduling, you might agree for this
person to be the board's educational
liaison. By attending seminars and
reporting back to the full group,
your board's educational liaison can
save time for other members while
keeping the board up-to-date.
Another time saver for boards
can be the creation of committees.
Board members should be careful to
properly define and limit the authority
and undertakings of any committee.
That said, when committees are used
to investigate issues and provide
reports and recommendations on
potential solutions, board members
save lots of time. Committees have the
additional benefit of increasing the
level of involvement among owners
in the community. Owners who have
opportunities for involvement are both
less likely to be suspicious of the board
and more likely to accept the circumstances
faced by the community and
the decisions made by its leadership.
COMMUNITY
ASSOCIATION LAWYERS
We all know they exist, but this group is
quite often overlooked when it comes
to friendly advice or assistance with
improving operations. Perhaps you just
thought, " that's because attorneys don't
take advice, " or, " that's because lawyers
don't want assistance. " If so, I get it.
We can sometimes be a difficult bunch.
That said, some of us, myself included,
do appreciate opportunities to continue
learning. Through CAI, focused and
motivated practitioners can earn the
designation of Fellowship in the College
of Community Association Lawyers
(CCAL). Although this path requires
some time and effort (as with all good
things), the benefits include a whole
new national network of colleagues
with which to share concerns and ideas
and who can work together to develop
positions and solutions on important
issues. Locally, CAI New England also
has an Attorneys' Committee to
connect member attorneys.
With specific reference to New
Hampshire, did you know that the New
Hampshire Bar Association contains an
official Condominium Law Bar Section?
Hopefully, if you are a condominium
and community association lawyer in
New Hampshire, you were aware and
able to take in the recent Bar Section
meeting. Either way, stay in touch with
the Bar and fellow practitioners and be
a frequent visitor to the website (or sign
up for membership and email notices)
to keep informed about future meetings
and events. The Condominium Law Bar
Section, like the CCAL described above,
provides condominium lawyers with a
network to consult and to participate
with when it comes to significant
matters impacting our practice.
The common thread with CCAL
and the New Hampshire Condominium
Law Bar Section is that while a time
investment is required, in the long term,
these types of activities can save time.
By staying in touch and informed, condominium
practitioners can save some
time on research. Practitioners can
also consult with colleagues in the field,
