housiNg AHEPA National Housing Corp. Holds Annual Meeting By George Anagnostos, PSS INDIANAPOLIS—Twenty-seven directors of the AHEPA National Housing Corp. (ANHC) met April 24-25, 2009 in Indianapolis at the corporation’s annual meeting. Two significant events that needed careful consideration were brought before the assembly. The current economic downturn that has continued since last fall required planning for the unknown future of the program; and the impending demolition of the current Headquarters building required a decision to secure a new location either by renting or purchasing its own home office. The Executive Committee met on April 24 to prepare for the annual meeting. Committee members were able to inspect three possible sites for the relocation of Headquarters. The committee reviewed the corporation bylaws and approved 1) the creation of a position of Chairman of the Board; 2) the creation of a Charitable Foundations committee and 3) the increase of the Executive Committee to 14; nine of which are elected, four of which are corporation officers, and the newly created Chairman of the Board position. It was also agreed to add non-voting members to provide valuable expertise. The establishment of a permanent grant to the Maids of Athena was approved with stipulations. The budgets of the ANHC and the AHEPA Management Co. (AMC) were reviewed, discussed and approved with minor changes. The Executive Committee adjourned at noon. The Friday afternoon session consisted of seminars on the 202 program, the various methods to gain energy savings; and the Services Coordinator program. Ms. Cindy Yarbrough, Field Officer in the Stratas, Poly Elected to ANHC Leadership Positions Nick Stratas of Mobile, Ala., the former ANHC president, was elevated to the newly created position of ANHC Chairman of the Board of Directors. Mr. Stratas has served as the ANHC president since 1992. He is the Board president for AHEPA 310 Apartments, Inc. which has developed and operates 12 HUD 202 program properties in Alabama. He is the President of the Top Music Co., Inc., Mobile, which he founded in 1963, and Stratas Properties founded in 1970. Arthur N, Poly was elected to succeed Nick Stratas as the third president of ANHC. He is the AHEPA 58 Apartments, Inc. Board president of two properties and an ANHC executive committee member for six years. Mr. Poly brings a vast knowledge of corporate operation to the presidency. He has experience in accounting, controllership and CFO with a 42-company conglomerate. He has been the COO, president and managing director of U. S. and European operations of a $4 billion international recruiting and consulting firm. Birmingham, Ala. HUD Office, presented a seminar on various aspects of the HUD housing programs and outlook for the future. The uncertainty of the plans of the new administration was also in the mix of facts and incomplete information. A lively question and answer session followed. She stated the AHEPA program is highly regarded by HUD. Mr. Herb Stonebrook of the Tennessee Energy Office discussed various means to save energy, increase personal comfort and save valuable resources. He was followed by Harry Paris from Knoxville, Tenn. who presented many energy and cost saving methods; which appliances will produce the best return on the investment; and various means of tracking the usage of utilities. Ms. Linda Duncan spoke on the Services Coordinator program, its designed mission and how personnel accomplish the mission. She described the program at present. She stressed the program is not a social service provider but is an enabler for the residents to secure for themselves. The goal is for the residents to ‘age in place,’ stay healthy, and keep out of costly nursing homes. The annual meeting of the corporation began on Saturday morning, April 25. President Nick Stratas presented a report on the events since the last Executive Committee meeting in November 2008. He stated that we have over $1 million in reserves now and may increase them more. They are needed to weather the current financial times, to possibly purchase a new Headquarters building, and to cover gaps until approved HUD budgets catch up. He proposed expanding the Executive Committee and adding non-voting members for added expertise. The budgets for the ANHC and AMC are to be ready for review by the Executive Committee and all chairpersons are to provide reports prior to the annual meeting. Tax credit proposals are now not considered feasible. It may be a good time to purchase properties, manage outside properties, or even build. We must utilize available funding to upgrade and modernize older buildings and add amenities wherever economically possible.
