Housing Housing Corp. Holds Annual Meeting By George Anagnostos, PSS The AHEPA National Housing Corporation (ANHC) held its Annual Meeting at its headquarters home in Fishers, Ind., April 18 – 22, 2012. Thirty-six directors and local corporation representatives, along with ANHC and AHEPA Management Co. (AMC) staff personnel and guests met to receive reports and determine the corporation’s course for the coming year. The schedule called for the Executive Committee to meet on Wednesday to discuss the items to be brought before the entire Board meeting on Friday and Saturday and to prepare the recommended actions in reports to the directors. A review of the goals set forth in the recent seminar was held. They included Growth Initiatives which covered acquisitions of other properties, adding new management business of existing housing properties, education and training of both ANHC and AMC staff and local boards, and updating national and local boards’ bylaws. For AMC, the requirement to visit all pertinent local HUD offices on a regular basis; present a report of problems and legal issues, local corporation and property problems; and annual budget and IT plans was set. The organization was revised into five departments. The areas are: Finance; Growth and Expansion; Administration; Legal; and Foundations and Gifting. The President and CEO of AMC were authorized to be the same person and an annual review of that person will be conducted. A five-year strategic plan will be developed for AMC. The recent replacement of the AMC president was discussed. The desperate problems occurring in Greece was discussed and it was voted to earmark $35,000 from this year’s Grant Program and an added $15,000 from other Directors and staff personnel pose for Annual Meeting picture. A total of $700 was collected and Director Leon Spanos doubled the total to $1,400. The Executive Committee meeting adjourned. Chairman Nick Stratas began the formal Annual Meeting on Friday, giving his report to the directors covering the replacement action of the AMC president; problems at a Houston building needing repairs, and at Columbia, S.C.; problems at Dayton, Ohio; and the effects of HUD budget actions, especially at local offices. ANHC Treasurer Kostarides reported on the revenues and expenses for the fiscal year to March 31. Demetri Damaskos, ANHC director of development, reported there were no 20102011 applications funded in the 202 HUD program. There are five projects in various construction stages; six in re-financing stages, with six others eligible for re-financing. AMC CEO/President Arthur Poly reported that the insurance program was being revaluated for efficiencies; on the complexities of the re-financing and tax credit programs; and established 202 program acquisition possibilities. Other staff personnel presented a report on their area of responsibility, including field operations, and the Service Coordinator program. Controller Chris Egan gave an extensive report on budget revenues and expenses. He cited the opportunities and risks that he sees in the forthcoming year. The Department Heads, formed as a result of the recent organization review, presented their departmental reports. The Finance Department report was given by John Patramanis, who covered the audit, budget, IT, and the insurance program items. Anthony Petros presented the Growth and Expansion Department report, covering energy savings/greening; long range strategic planning, organization review, and property acquisition and construction items. VP George Anagnostos gave the Administration report, which includes human resources, nominations, orientation and public relations.
