Stores negotiate cleaning contracts individually, which results in a vast array of costs between stores depending on the diligence of the store owner in negotiations. best PrActice: Stores were surveyed regarding the company used, services provided, the amount of time cleaners spent in the store, their satisfaction levels, etc. Then the information was compiled into an annual report showing the following: 1. Cost per square foot; 2. Cost per hour spent in store (can indicate an elevated cost compared to the amount of work being done or insufficient time being spent in the store); 3. Costs by region (to account for regional differences); 4. Cost per customer (takes into account the volume of traffic in a store as cleaning requirements will vary with traffic ultimately). Once stores were given the details, many of them approached their current cleaning contractors to match the average cost per square foot by region. The worst stores were challenged to get multiple quotes. results: A. The current average cost per square foot is now 17 percent lower than three years ago despite rising labor, gas and supply costs. B. By working with stores directly, the best stores revealed what they were doing and the company implemented some of those best practices--i.e., developed seasonal schedule changes to improve standards and/or reduce costs (shifting hours from summer to winter months). C. A database of reliable cleaning contractors was created. D.
