LighTiNg MAiNTENANCE AUTHOR christine english, director, Administration, Facilities, and health and safety COMPANY giant tiger stores limited (canada) chAllenge: For a retailer with 200-plus franchised stores, it became a challenge to isolate a more cost-effective approach to the lighting maintenance program. The current program was to have lamps (T8- 32 watt) replaced six to 12 at a time by local electricians as they burnt out. This was not an efficient use of store time, premiums were paid on bulbs and labor for multiple electricians’ visits, and warranty repairs were difficult to isolate. best PrActice: Facilities using T8s with 32-watt lamps should replace them with 25-watt tubes and investigate prior to starting work if local government incentive programs will apply. results: A. Hydro costs for lighting decreased by 21 percent. B. Maintenance labor costs for fluorescent lighting were reduced by 40 percent. C. Simple payback: Fewer than two years, based on hydro savings only, not including government retrofit incentives. Additional Benefits: Better use is made of the store owner’s time; stores are properly lit; the company is now able to take advantage of warranty repairs as purchase date is known; it is ensured that lamps are recycled properly. VeriFicAtion oF eFFiciency And sAVings cAPtured: Cost (per lamp) = $5.09 (includes labor, installation, recycling)(assumes group re-lamping of 600 or more tubes). Energy Savings (per lamp) = (32-25)/1000 X 4380 hours X $0.10/kWh = $3.06. Simple Payback (Energy Only): 20 months Maintenance savings were site specific, depending on the age of the old tubes. 34 | 2012 Best Practices
