a similar quandary due to the rise of e-commerce, with very few examples moving toward acceptance. Those who
have been successful utilize an evolved business and experience model-such as Westfield Century City mall,
which has revitalized its marketplace. Here we see it's possible for retail to not only adapt to the unique needs of
the 21st-century consumer but also thrive.
The most aggressive business interrupters of late (rideshare, e-commerce, and coworking, to name a few)
gained market influence over several years, which allowed their respective business-as-usual counterparts time
to digest whether to take reciprocal action or not. Meanwhile, COVID-19 has rocked the marketplace, demanding
the entire world pivot in a matter of weeks. How could hospitality have evolved its business model more quickly
to better accommodate the dip in occupancy rates and generally be more resilient to the next crisis-be it
pandemic or otherwise?
We have seen hotels become relief spaces for hospitals both as housing for non-urgent care patients and
healthcare workers. Knowing the inevitability of future crisis, they have developed strategic and adaptable
preparedness plans to supplement standard emergency preparedness plans. Hotels will shift from transactional
spaces to holding a sense of social responsibility to their communities and cities.
What can owners, developers, architects, designers, and engineers do with spaces they are currently
creating? While there is never a one-size-fits-all solution, many within the profession are clamoring to have
their suggestions heard. A focus on data-driven design provides for validation of strategy. The joint CDC-GSA
third-party certification program for improving health, wellbeing, and emergency preparedness, Fitwel, outlines
numerous low-cost strategies that can be implemented at any time. All strategies are backed by significant
medical and scientific data. Recently, through the program's nonprofit operator, the Center for Active Design,
Fitwel announced a truncated list of the top-five practical strategies recommended for interior spaces postCOVID-19: increasing ventilation rates, reducing recirculated air; promoting the use of educational signage
detailing proper handwashing etiquette; strengthening cleaning regimens; maintaining optimal humidity; and
pairing HVAC with filtration media in conjunction with HVAC equipment.
Rives Taylor, Gensler's firmwide leader of resilient strategy, cautions that, "in looking at the raft of ideas, what
gets lost is a balance of the short-term and long-term global health." This suggests we might be apt to adopt
technology already present in the short term, for example, integrating UV filtration to kill bacteria and viruses.
Likewise, there are multiple products and technology options in the market which allow for creating a touchless
experience in hotels-from digital check-in to keyless entry and beyond. Touching fewer surfaces is instrumental
in risk reduction. Long-term strategies may include a return to the use of copper, which is intrinsically
antimicrobial., and designs that foster cleanliness reduce the accumulation of mold, bacteria, and virus.
Responding to COVID-19 is a complex issue. There are multiple opportunities for innovation and response. In
the end, it will be a combination of strategies-including changes to policy, materiality, operations, and usage-
aiming to protect the population and economy while helping us embrace spaces and places to which we love to
travel with a sense of ease. \[]
