Make your buildings smarter
Consider what information you need from your building and its systems to ensure it is operating to the desired
conditions. How can this information help you make more intelligent operational decisions to improve comfort and
minimize risk? Who needs access to this information, even if your building is currently sitting empty? Consider next
where you might need to locate sensors and meters to collect information, recognize current conditions, and learn
from data trends over time to make more meaningful decisions to improve the quality of your environment. Many of the
most common code-required control systems can now share data that contributes to business outcomes-be it in the
areas of air quality, social distancing, or automatically responding to conditions to implement the plans outlined in your
emergency playbook.
Communicate and educate
Consider who needs access to what information in order to safely operate your facility. This includes internal and
external facing messaging. Internally, think through what information each type of employee needs in order to be safe
and to keep the facility operating as desired, and how you will share that information with them. In hospitality, think
through your guest-facing staff, building operations and maintenance staff, and housekeeping. Externally, what do your
guests, visitors, and even delivery personnel need to know in order to have an awareness of how to use the facility
safely? How do you communicate to them the quality of environment that you are providing? Apps, web portals, push
notifications, and digital screens in public spaces are all methods to consider. And of course, go back to your playbook
and ensure there is a process in place to notify the right people to respond to an event that causes conditions outside
of your acceptable tolerance. For example, if CO2 or particulate matter levels are too high in a certain space, how do you
understand where the problem lies and who will address it?
Follow best practices for system operation and maintenance
Follow a regular and comprehensive operations and maintenance plan to ensure your building is operating as intended
so that you aren't surprised at the wrong moment. This includes building commissioning, regular systems testing, routine
scheduled inspections, maintaining software versions and licenses, and even occupant surveys to ensure employee and
guest observations are considered over time.
And remember, per the EPA: "By themselves, measures to reduce airborne exposure to the virus that causes COVID-19
are not enough since airborne transmission is not the only way exposure to SARS-CoV-2 could potentially occur." In the
hospitality industry, our future relies on our ability to proactively respond to current and future events with resilience-
with the goal of health and welfare for all occupants and guests everywhere.
