If a visit to the mall feels a bit like a trip to an amusement park,
well, that's purposeful. An Urban Land Institute study found
that 70 percent of millennial women view shopping as a form
of entertainment. No wonder Simon Properties has
resurrected the'80s mall tour with millennial media fave
Refinery 29 to attract young consumers. Unlike the top 40
tours of the past, this one is a curated mix of indie designers
and artists, and includes DIY activities tailored for social
media sharing.

Malls are also increasingly functioning not just as stages
but as show-stopping spectacles. A Chinese mall development
envisioned by Los Angeles firm amphibianARC includes
a massive vertical aquarium, an indoor canal with gondola
rides, and an LED canopy. Some indoor malls even have
the hubris to try and contain the outdoors: the Pier Shops
at Caesars in Atlantic City has an indoor beach on its third
level while Fashion Show Mall in the Las Vegas desert
features snowstorms.

Food is another big driver of placemaker design, thanks to
the nascent popularity of Instagram-worthy farmers markets
and food halls. Traditionally food and beverage accounted for
five percent of real estate in malls, but today that share has
climbed as high as 20 percent. The assortment looks nothing
like the Orange Julius-studded food courts of the past. They've
given way to open dining environments, with space for food
trucks, street-facing cafes and circular restaurants accessible
to foot traffic.
"What we're seeing across the board is people wanting a place
to come together and spend time," says Perez. "A great way to
accomplish that is offering custom dining experiences,
whether that's pop-up restaurants or cooking demos." Her firm
recently transformed Washington DC's historic Union Market,
creating an "authentic artisanal marketplace" and gathering
space of farmers markets and retail.
There's a delicate balance in negotiating a multitude of
experiences, brands and personalities under one roof. Some
firms have consciously created intermediate spaces that break
up clusters of action. The Volt Berlin is a modular concept that
places small boxes of retail and dining on an uneven grid.
Between the retail lies an impressive spectacle: indoorskydiving and a surf wave. "When you bring these different
brand experiences and spatial atmospheres together, there's
a natural tension," says Jürgen Mayer-Hermann, lead at J.
Mayer H, the German firm behind the design. "Cutting it with
a horizontal line that runs through the building creates an
atmosphere all about being active. It's not a passive retail
attitude like older designs. It's one that invites you to become
part to of the experience."
