One Vanderbilt

O

NEW YORK, NEW YORK, USA

One Vanderbilt will be the next soaring
skyscraper to rise up in Manhattan. And while
it will surely add some drama to the city's
skyline, the building's design will be most
impactful in its bowels.
The 1,401-foot-tall (427-meter-tall) building,
set for completion by the end of
THE
2020, will link directly to Grand
Central Terminal, one of the
busiest transportation hubs in the
FACTOR
country, says Jamie von Klemperer,
Puts a
president and design principal,
sustainable
Kohn Pedersen Fox Associates,
twist on
New York. Commuters will pass
a historic
out of the train onto the city streets
design
via the building's main floor. That
flow presented the design team
with its biggest challenge: how to design a main
floor that complemented the century-old station

and met the sustainable goals of the project owner,
SL Green Realty Corp., which had planned from the
outset to obtain the highest level of U.S. Leadership
in Energy and Environmental Design (LEED)
certification.
Their solution was to reinterpret the classic
1900s design with modern materials, including
custom-made terra-cotta tiles that mimic the
terminal's historic Guastavino herringbone clay
ceiling tiles and palette of earthy reds. The
custom-made terra-cotta tiles on the ceilings will
be slightly concave and tilted to generate visual
interest and reflect the light from the building's
floor-to-ceiling windows-an unusual feature in
Midtown where the architecture is dominated
by heavy masonry structures and small punched
windows-as patrons move through the space.
"This building will give the whole transit district
new life," von Klemperer says.

over-the-top
destination

Dubai is a city steeped in superlatives. It's home to the world's tallest building, the largest
candy store, and the world's largest aquarium acrylic panel, to name just a few.
So designers for The Rosemont Hotel and Residences in Dubai had their work cut out for
them when they started brainstorming concepts for their 53-story, $550 million resort that
will open in 2018. They ultimately found inspiration in a flowing river, which Irena Naumovic
senior design architect, ZAS Architects, Dubai, says reminded them of their fast-paced, always running hometown.
The design team calls the concept "Water in a Digital Age." The final design includes the first podium rooftop
rainforest, complete with waterfalls, a prehistoric-inspired marsh, and a rain sensory system that delivers a cooling
tropical mist of recycled water that mimics the tropical rainforest environment. Throughout the space, the interior
designers used a palette of sedate blues and greens, with accents of champagne gold to provide a sense of vibrancy
within the calm, Naumovic says.
To ensure the theme is front and center as visitors arrive at the resort, the design team is installing high-definition
3D screens on the ceilings of the entrance. The screens project an array of animations that invite visitors to wander
under vast aquariums, dappled forest canopies, and other digitally interpreted settings.
"We were extremely excited to integrate cutting-edge experiential technology, including the high-definition
screens that provide millimeter-perfect 3D projections, into the design process to heighten users' senses and create a
truly unique destination," Naumovic says.
