The Next-Generation of Shopping
The decline of the traditional mall is also forcing a rethink
of what future shopping centers should look like. Like the
American Dream, next generation retail properties must
find innovative new ways to serve today's consumers.
Last June, retail developer Westfield unveiled its vision for
the future of shopping called Destination 2028. The company
predicts that new malls will need to become "hyperconnected
micro cities" that center on wellness enhancement and
community involvement, according to JWT Intelligence.
Westfield's design for these spaces include biophilic interiors
with sensory gardens and water features, as well as spaces
for wellness workshops and even toilets that can diagnose
hydration and vitamin levels. The company also believes
that new technology-including artificial intelligence and
virtual reality-will help to make shopping more immersive.
Renderings of the Destination 2028 spaces include "magic
mirrors" and smart changing rooms that allow shoppers to see
virtual reflections of themselves in various outfits.
One of the biggest and most buzzworthy examples of the
new shopping experience is The Shops and Restaurants at
Hudson Yards in New York. Opened in March, this 1-millionsquare-foot retail center features a collection of more than
100 shops and culinary experiences. Like Austin's Highland
neighborhood development The Shops and Restaurants at
Hudson Yards are part of a massive urban planning initiative
that also includes residential and office space, gyms, and a hotel.

and an array of clean modern seating. "This 35,000-squarefoot [3,252-square-meter] space is a major program
component for this building phase and required much
thought and attention to its character and detail," he says.
The internal wall of the ACCelerator looks onto
an open common area, along a "social staircase" built
where escalators used to be. "The staircase has become
a landmark in the space," Kosarek says, noting students
gather there to dine, study, and host small group activities.
In phase two, BGKA is leading the design and
collaborating with Perkins+Will on the interiors to
seamlessly connect the rest of the mall to the ACC campus.
All of the retail spaces will be transformed into a variety of
learning programs, including a regional workforce center,
media center, culinary arts and restaurant, dance and
drama, and arts and music. The redesign will also include
the creation of an open-air path, or "paseo," covered by a
canopy porch. This outdoor space will generate increased
opportunities for student interaction and informal
learning-all while putting ACC on display to the public.
Phase two of the neighborhood includes 25,000 square
feet (2,323 square meters) of retail and restaurant space set
to be completed later this year. It also includes new office
space, a plaza, and a large park with workout areas, trails, and
picnic areas.
"It has been the most compelling project of my career,"
Kosarek says.
