The $20 billion project is currently the largest private real
estate development in the United States.
According to David Manfredi FAIA, CEO & Founding
Principal of Elkus Manfredi Architects in Boston, the firm
responsible for the design of The Shops & Restaurants at
Hudson Yards, the keys to reimagining the mall experience
as part of a larger urban development effort are to provide
a mix of uses and diversity of experiences, invest in the
quality of the public realm, bring people together through
places and programming, and connect to the broader city
and region through multiple transportation modes.
There are several examples of how Hudson Yards
executed on these principles:
● Provide a mix of uses and diversity of experiences:
The Shops & Restaurants at Hudson Yards mixes long
standing and powerful brands such as H&M and Neiman
Marcus with experiential shopping offerings and first
locations for digitally native brands. Examples include the
first-ever store from online menswear retailer Rhone and a
concept store from makeup brand L'Oréal.
● Invest in the quality of the public realm. One of
Hudson Yards' major features is The Public Square and
Gardens, a 5-acre park with more than 28,000 plants
and 200 mature trees. The centerpiece of the square is
The Vessel, a striking spiral staircase with 154 flights
of interconnecting and undulating stairs designed by
Heatherwick Studio. The installation will provide the
public with views of the city's west side.
● Bring people together through places and
programming. Hudson Yards features several spaces
to host special events and activities including The Shed,
a performing arts center, and Snark Park, a permanent
exhibition space from Snarkitecture featuring a rotating
schedule of immersive design environments-perfect for a
shareable experiences on social media.
● Connect to the broader city and region through
multiple transportation modes. Hudson Yards is easily
accessible via commuter rail, subway, and local highways

and is adjacent to the High Line, the public park built
on an elevated freight rail line through New York City.
The designers emphasized this accessibility by creating
multiple entrances to The Shops & Restaurants from four
different streets, as well as access through the Plaza and
off the High Line.
"The scale and diversity of Hudson Yards contributes
to the compelling sense of destination," Manfredi says.
"However, the essential principles of urban place-making
are the same. Ultimately, it's the experiential quality and
the social quality of place that defines great retail, dining,
and entertainment destinations." n
