Looking at the golf consumer base, we see that Orlando
is home to a healthy local golfer base of just under
200K golfers (this is only local, resident population,
doesn't count the golf tourists crowd).
librium equation, Orlando significantly bucks the national
trend improving over the '00-'17 period by 16% (roughly +1%
CACR). The combination of meaningful supply growth offset
by healthy rounds demand growth brings the cumulative supply dilution figure to -13% which ends up being slightly better
than the national benchmark of -17%.
The average EHE has throughput of roughly 30K rds/yr.
Factoring in weather and daylight, the more accurate measure
is the market's robust 40% Utilization Rate which lands near
the national average (42%). This means that, after neutralizing
the weather impact of a moderate-length season, the market's
average golf "factory" runs at a similar throughput to the average US course (despite all the tourists, interesting).
In summary, the primary contributors to Orlando's Top 10
standing are population growth, a healthy Play Rate (annual
rounds per capita of the local population) and slightly better
supply dilution than the national average. On the flip side,
the significant "tilt" to Premium golf likely doesn't help the
democratization of golf in the home of Mickey although we

suspect that there's still considerable and pervasive discounting happening in this market that doesn't get captured in our
analysis since it's driven off highest posted greens fees figures.
Orlando is such a complex market, so reliant on the tourist
business and "package golf " that we'll avoid making a generalization of the ease/challenge of running a local operation.
What we can say is that it's likely not any easier running or
opening a course in this market so those considering taking
the plunge should be thrill-seekers (particularly in light of the
fact that golfertainment also likes Orlando with the TopGolf
facility as well as a (not as well-located) Drive Shack operation. As Stuart has pointed out, that ought to (but currently
doesn't) count against supply dilution as well.
