Using our methodology for calculating Supply/Demand
equilibrium and how the picture has changed from '00-'20
based on rounds demand change vs. supply change, you can see
in the table above that Supply grew 7% over that period, well
above the national average contraction of -8% (which represents
a Compound Annual Change Rate (CACR) of roughly
0.5%). On the facility-reported rounds demand side of the
equilibrium equation, that growth in supply was accompanied
by an unusually strong rounds increase over the '00-'20 period
of 17%, which significantly beat the benchmark US level
(+6%). The confluence of these two factors results in a supply
absorption for the period of 10% which trails the national
benchmark of +14% (due to the absence of supply contraction
compared to the US which is actually a " plus " if the rounds
demand will support it). This suggests that Denver/s supply/
demand situation is better currently than our semi-arbitrary
'00 health benchmark on this measure.
Looking at the productivity of the average facility using our
proprietary velocity measure shows throughput of ~35K rounds
per year, slightly above the national average of ~31K. Applying
our industry-exclusive Utilization measure (played rounds/
capacity rounds), we see that, after weather adjustment, the market
significantly outperforms on " productivity " with a 72% Utilization
Rate (124 index). This is exactly the reason we created
weather impact, to be able to compare short-season geographies
and facilities to long-season locations on equal footing.
In summary, Denver has been ascendent in its ranking among
the major US golf markets climbing from #9 in '14 to #7 in '17
and #2 in our current ranking. While the market will be hardpressed
to overtake perennial leader San Diego, its grip on #2
for the foreseeable future seems solid based on its broad-based
health measures. Given Denver's reputation as an outdoor recreation
and health & wellness hub for its residents, golf (particularly
the walking element as well) should be a " natural " fit
as one of those preferred recreational activities. For the lessaccomplished
golfers like Jim, the mile-high atmosphere offers
some distance help while others enjoy the ability to play a round
of golf experiencing the " elevation " unrelated to altitude above
sea level...
