Looking at the productivity of the average facility in
the market using our proprietary velocity measure (Annual
Rounds per 18-hole equivalent), shows a healthy ~44K rounds
per year which indexes at 135 vs. the national average of 32K.
Applying our industry-exclusive Utilization measure (played
rounds/capacity rounds), we see that, after weather adjustment,
their throughput is even better both in the absolute
(88% Utilization) and relative to the national average as represented
by the 162 index on this measure.
In summary, the Minneapolis market seems to be wellpositioned
to ride the COVID wave based on the golfer base,
rounds generation (even in a short-season latitude) and level
of supply. The mix of supply could be better balanced (it would
tolerate more Private and, among Public, more entry-level
courses) but the results in demand generation and throughput
seem to suggest that the population has accepted (even embraced?)
this current balance. It would be interesting to see
what a new, Public-Price facility anywhere in the metroplex
would do but that's not likely to happen given the constraints
of land and price. Based on this profile and the metrics, both
golfers and operators can find something to like and that's
why they're in the middle of our rankings and gradually moving
