of the hotels, although it does manage some properties in
which individual members of the firm have a personal stake.
Other properties in its portfolio include strictly third-party
ownership, and it also manages hotels and resorts in which
there is one owner with multiple locations.

A HOST OF HOTELS
“Our portfolio includes everything,” Hershman explains.
“We’ve managed properties as intimate as 25 rooms, to group
hotels exceeding 800 rooms. We have a number of independent hotels and we have a number of franchised hotels. We
tend not to focus on economy but we do cover a wide range
from mid-market to luxury.”
With each partnership, Hershman says the key to success for
Portfolio Hotels & Resorts is to foster open communication between itself and the owner. Hershman says the management
firm is known for straightforward communication, rather than
a confusing and layered structure where questions go unanswered. The firm works with clients to manage and fine-tune

entire operations, including marketing, staff hiring, defining
standards or enforcing standards set out by franchised brands,
and recommending and executing renovation plans.
“We are responsible for everything on a day-to-day basis
and we receive a lot of input and discussion from our ownership groups on what we’re doing,” Hershman explains. “I know
they appreciate that. For instance, we have one owner that is
involved in four hotels and we manage two hotels for another
owner. Some of the groups we started working with at the end
of 2012, we are working with again to do more deals in 2013.”
As Portfolio Hotels & Resorts continues to expand its national portfolio, it is also looking into international opportunities, which will be a new foray for the company itself but
familiar grounds for the owners, who in their past experience
have managed hotels on three continents.
Portfolio Hotels & Resorts is in the preliminary stages of
negotiating contracts to work in regions such as Asia, the
Middle East and Europe. In the future, Hershman says he
would like to see the company move into the Caribbean market, as well. But he explains the company is not in a rush. Instead, Portfolio Hotels & Resorts is waiting for the right
projects and the right time.
“We don’t have a target number because we are more focused on doing what is right for the company,” Hershman
says. “To add three or four hotels a year would make sense but
we still have to make sure each deal is the right one.”
