Renovation The Making of an RM Jessica McAlpin shares her experience—from unknown rookie to award-winning resident manager. By Aimee Harris t’s a sunny, breezy morning on the pool deck of Seventeen Seventeen Ala Wai, a 31-story condo building just across from the Hawaii Convention Center. Sitting at a shaded table association manager Jessica McAlpin ARM®, CPM® candidate, tucks a flyaway behind her ear and plainly states, “Resident management is not easy.” Her 42-year old building has 300 units, with a capacity of more than 1,000 people. “The renters and owners trust one person to keep their building safe and in working order,” she says. “For me, I can’t sleep at night unless I do it right.” New to the industry in 2010, learning how to “do it right” has led McAlpin, 30, on a two-and-ahalf year journey into the world of property management. I To be an RM, it takes blood, sweat and tears … and networking. “When I first met other professionals in the field, they were supportive, but I think they also wanted to see if I could make it … which I think is justifiable because it is a lot of stress,” she says. Yet, within less than two years under her direction, Seventeen Seventeen Ala Wai earned two prestigious awards—the Building of the Year award from the Institute of Real Estate Management (IREM) and Resident Manager of the Year from the Resident Management Association (RMA) Hawaii. The honors recognize excellence in projects by evaluating all facets of building operation including community involvement, emergency evacuation procedures, continuing education for building personnel, and overall exceptional service.
