Spreading the Word about ULI
Ron Pressman
ULI Global Chief Executive Officer
Since becoming ULI's
global CEO in October,
I have been spending
roughly half my time in
Washington, D.C., getting
to know our staff and
operations so I can better
support them. The other
half, I have been traveling
the world to meet the
Institute's members, leaders,
and global staff, and
engaging with potential
funding partners and
philanthropic individuals
and organizations.
In all cases, my goals are to learn which
ULI accomplishments our leaders, members,
and staff are most proud of; to find
out more about the best practices we
should be spreading around the world; and
to build excitement about ULI's efforts in
countries, regions, and segments of the real
estate community where we have strong
engagement, and also where we may not
yet be involved.
In particular, I have been learning about
the good work being carried out in relation
to our three new mission priorities-decarbonizing
the built environment, increasing
housing attainability, and ensuring that the
real estate industry continues to attract a
strong and increasingly diverse workforce.
I have been encouraged to see everyone's
engagement and excitement regarding
these priorities during my travels: all of our
teams seem to be on the same page.
And we need to be, because right now
global unrest, high interest rates, and high
levels of inflation pose steep challenges,
both for ULI and the real estate industry.
But I am an optimist by nature, and I
believe that out of challenges come great
opportunities.
After 30 years of declining interest
rates, we are now entering a period when
that financial wind in the sails is going to
slacken. As a result, the real estate industry
will increasingly be focused on improving
net operating income.

A great way to improve net operating
income is to enhance energy efficiency,
which also reduces a building's carbon
footprint. That gives us the perfect chance
to share more widely our best practices,
experiences, and technical knowledge
about decarbonization. Efforts like C Change
in Europe, Greenprint, and recent Chinese
decarbonization goals have set the stage
for huge ULI and built community impact
around the world toward creating a more
sustainable future environment for our children
and grandchildren.
In the housing realm, supply in the
United States has not kept pace with
demand over the past couple of decades,
so we now face a shortage of 5.5 million
new units. ULI can help communities
around the world develop strategies to
remove the barriers to increased production
and to effectively provide options for households
at all income levels.
Equally exciting is to see the improvements
occurring in ULI and the built community
in diversity and inclusion. ULI has
played a strong catalytic role and is setting
standards for the industry to emulate. And
we will continue to identify even more
opportunities to spark action toward a
diverse and inclusive future built community
that mirrors the diversity in our societies
and creates a fair and level playing field for
achievement.
To garner support and to catalyze more
good work ahead, we need to capture and
communicate our story to a wider base of
the philanthropic community.
For example, we are working closely
with members to drive down greenhouse
gas emissions by 50 percent by 2030 and
achieve net zero carbon in operations by
2050. As we make significant inroads in
that effort, we know that nonprofit organizations
and foundations focused on the
environment will be interested in supporting
what we are doing.
Future support can also come from
large corporations looking to have a rich
employee base in the communities where
they operate. Letting them know of our
