ANKEN Alley 363 Changping features
a group of formerly dilapidated warehouses
and factory buildings dating from as early
as 1936 and linked by a network of public
lanes and rooftops in the heart of Shanghai's
Jing'an business district. As the city
has evolved, many similar underused former
industrial buildings are left in what is now
the city core. This project offers an example
of how the historic architecture and character
of such buildings can be preserved.
Phase one of the project is spread across
five warehouse buildings connected by lanes
and alleys. It comprises street-level commercial
facilities as well as spaces in surrounding
lanes and alleys that have been subdivided
into smaller units and activated with a mix of
cafés and restaurants, inspired by Shanghai's
lilongs and Melbourne's laneways.
Phase two includes the redevelopment of
a light industrial building, offering traditional
street frontage and loft-style office space,
much of which is now leased by a major
coworking operator.
ANKEN spent considerable time negotiating
with the local government and previous
owners, took a 30-year lease for phase one
of the site to keep the costs lower to allow
for preservation, and purchased the phase
two building.
The developer committed to retaining and
retrofitting existing structures in an effort both
to minimize the environmental impact of redevelopment
and to retain the building's original
character. A novel type of lightweight, lowcarbon,
prefabricated concrete panel (known
as GRC panels) was used for the building
facades, and many of the original structural
elements were retained and updated.
The project has revitalized what was a lifeless
part of the neighborhood and provided
an affordable amenity for use by mediumsized
and small businesses, thereby helping
preserve its original identity.
The jury recognized ANKEN Alley for its
innovative ownership structure, adaptive use
of smaller midblock buildings, and use of prefabricated
and low-carbon materials to create
imaginatively activated alleyways and ideal
office space for small businesses.
