Where Next?
Developing Countries Ripe for Vacation Ownership

A

ccording to the World Tourism
Organization (WTO), all
indicators pointed to 2017 as a
banner year for global tourism.
International tourist arrivals in July and
August totaled over 300 million for the first
time ever. While the WTO numbers don't
necessarily match up to growth in the shared
ownership industry, they can be useful in
predicting opportunities for developers.
Another important source is the AIF
Worldwide Report, and the 2016 results also
showed robust growth-estimating that
total global shared vacation ownership sales
in 2015 were up 11 percent over 2014.

The numbers, however, just look at
where tourism and vacation ownership
are growing. To learn more about where
opportunities await, Developments checked
in with Miami, Florida-based Interval
International, whose offices in 15 countries
serve an exchange network with more than
3,000 resorts in over 80 nations.
Marcos Agostini, executive vice
president, global sales and business
development, suggested we look at
recent developments in China and Latin
America. "In 2017, 80 percent of Interval's
affiliations were in international markets,
such as China, Brazil, Chile, Mexico, and
the Caribbean," he says. "As these economies grow and mature, members of the

middle-income groups are finding, just as
they have found in established markets,
that shared ownership represents a great
value for their vacation dollars."

Red Hot Market
The AIF worldwide study also showed that
Asia experienced the most growth among
all regions, increasing from $541 million
in sales in 2013 to $706 million in sales in
2015, representing a 9 percent compound
annual growth rate. Although the study
didn't provide results for individual countries, China has been leading the way in the
WTO numbers, with international tourism
expenditures growing more than 19 percent
from 2016 to 2017.
In 2017 alone, Interval affiliated two
China-based resort developers, which
added five new resorts in China to its
network, bringing the total to 18. And, it is
anticipated that this inventory will be used.
"Most of the available exchange weeks
in China are quickly booked when they go
into the system," says Joe Hickman, vice
president, executive director, Asia Pacific.
"Even more important, most of the resorts
are in high-demand locations."
High End Vacation Club, headquartered
in Beijing, operates three club properties
in the country's northeastern and eastern
regions, in the Beijing and Jiangsu provinces. "We took the decision to launch

our club now, as we believe the flexibility
of shared ownership holds great appeal
for the growing number of consumers
in the region who have the disposable
income and the desire to travel," says
Yin Wenhuan, chairman of High End
Vacation Club.
Hickman predicts that the lion's share
of members going into these resorts are
residents of China. But, he adds, "There are
international members trading in, particularly into to world-famous destinations such
as Beijing and Shanghai."
"The timeshare market is rapidly
growing within China," explains Maurizio
Bisicky, chief operating officer of Thailandbased Anantara Vacation Club, which
has a resort on the southern Chinese
coastal island of Sanya, and offices in
both Shanghai and Hong Kong. "By 2020,
China's population is expected to reach 1.4
billion people, or nearly 500 million families. Industry studies estimate that about
10 million families will have the financial
means to purchase vacation ownership.
When we look at the trends and enormous
growth of Chinese overseas travel, the
future appears very bright. Our Sanya
resort is very popular with our Chinese
owners, and our developers are on the
lookout for new locations and properties
that can be integrated into our offerings."
What's the outlook for U.S. developers who
might want to tap into the Chinese market?
"Like anywhere else in the world, with
the right local partner, I would say the
outlook is good, but there are hurdles to
overcome-some of which are language,
product knowledge, and the inability to
find experienced staff," Hickman says. "In
addition, U.S. developers must learn the
Chinese mindset and create a product that
suits their needs. Navigating Chinese red
tape can be quite daunting to foreigners.
