n the fall, my sports viewing
focus turns to football, but
the Major League Baseball
season continues through
October and into November
before a World Series Champion is crowned. There have been some
memorable baseball pennant races in
history, and one of the greatest occurred
in 1951. The New York Giants, managed
by hall of famer Leo Durocher, had a
slow start to the year despite the appearance of a talented rookie outfielder
named Willie Mays. On August 12 with
only 45 games left in the season, the
Giants trailed their rival, the Brooklyn
Dodgers, by 13 games. The Giants
went on to win 38 of their remaining
games, tying the Dodgers at the end of
the season. This resulted in a 3-game
playoff series to determine who would
win the pennant and represent the
National League in the World Series.
In the third game at New York's fabled
Polo Grounds, the Giants trailed the
Dodgers 4-1 going into the bottom of
the 9th inning. The team scored one run
and put two more men on base when
Bobby Thompson came to bat. In what
became known as the "shot heard round
the world" Thompson belted a threerun home run into the left field seats
to win the game and the pennant, thus
completing the season comeback.
Maryland builders are sporting a
comeback of their own. At the end of

month since compared to 2018. The
chart below shows average monthly contracts per subdivision for builders that
participate in the Metrostudy / Meyers
survey. The second quarter was up modestly from 2018, but the third quarter
indicates a nearly 30 percent increase in
average sales contracts per subdivision.
Builders reported a solid spring selling
season in 2018, but a sustained recovery has been frustratingly elusive for
builders who have seen demand fall off
precipitously in the fall in each of the
last four years. That has not happened
so far in 2019, and builder sentiment
is as strong as it has been in a while.
Not only have mortgage rates helped

2018 the stock market was cratering,
mortgage rates were approaching 5
percent, and the federal government was
partially shut down. Builder confidence
was low and expectations for 2019 were
very modest heading into this year. By
the end of January, however, the federal
government reopened. Before the end
of February, the stock market had fully
recovered its end-of-year losses, and
before the end of May mortgage rates
fell back below 4 percent. This has
clearly spurred the new-home market,
which has enjoyed a robust summer. The
comeback started in May as builders
reported an increase in net contracts
per subdivision in that month and every
